Counseling

The ability to manage money is the true key to opening the door to a home of one's own. We provide one-on-one credit and budgeting counseling that help our clients develop the detailed plan they need to achieve home ownership. The Housing Partnership also assists families on the brink of foreclosure, offering financial counseling and, if they qualify, financial assistance.

HomeBuyer's Education

Three times a month, we offer an eight-hour homebuyer education class. Professionals from throughout the community, including lenders, insurance agents and home inspectors, volunteer their time to help teach the classes, which use the Neighborhood Reinvestment Corporation's "Realizing the American Dream" curriculum.

SHIP Down Payment Assistance Program

This program is available with lenders participating in the State Housing Initiative Partnership (SHIP) affordable mortgage product, and provides qualified borrowers with a source of down payment and closing cost assistance. To be eligible for this assistance, buyers of single-family, owner-occupied residences in Duval County must complete credit/budgeting counseling and a Homebuyer Education Class, and contribute $500 toward the sales price of the mortgage transaction. Additional costs will include appraisal and credit report fees. Depending on family income, loans are for $10,00 to $15,000 with a 15-year, zero-percent interest rate. Housing Partnership Down Payment Assistance

Creditworthy applicants, pre-approved by one of the Housing Partnership's lending partners, are offered down payment and closing cost assistance through the program. Approved borrowers are required to attend a financial counseling session and Homebuyer Education class, and may receive loans of $5,000 to $10,000, depending on the family's need and qualifying ability. Eligible properties are single-family, owner-occupied residences in Clay, Baker, St. Johns or Nassau county, with a maximum sales price or value of $209,000. Loans are 20-year second mortgages with a low market interest rate. Contact the Housing Partnership for complete terms and information.

Housing Partnership Home Improvement Loan Program

This program provides funds for property code-related repairs and critical improvements needed for the health and safety of homeowners. Creditworthy owners of single-family, owner-occupied residences in Duval, Clay, Baker, St. Johns or Nassau county are required to attend a home maintenance class, and may receive up to $25,000. Property taxes must be current and sufficient homeowners insurance is also required. Contact the Housing Partnership for complete terms and information.
